At sketchucation.com, there is a challenge going on. this 3d model has been uploaded and you can download it. then using any render engine you can do whatever you want creatively or just a quick test
here is my Work and the process I undertook.
1. loaded the model and did some quick render. This is always my first step. often i render in clay.

2. Added some more Warehouse stuff. made again a quick render. some of the model seem desaturated, this is because, vray has translated the texture into Blend texture (diffuse and Acolor)

3. Then these warehouse models were refined further to show some depths and details. I created some bump textures (PS) and added them to the diffuse map. So here is the my render image (no post process). more than 12 minutes with my quad core.

4. Post process image to add grunges.
my steps using photoshop: a. created a copy of the image and add filter high pass.. play on the opacity
b. add a new layer, then use gradient tool of two colors (one light brown and one dark brown) blending mode is overlay
c. add noise to this gradient map
d. add mask and use textured map (35%) to removed slightly some grunge effect
