Marketing Flyer Advice

Just wondering if anyone can point me in the right direction as far as a decent marketing Flyer, im no graphic Designer but i have become decent with PS.... lol...but some stupid client is requesting something in print. Dont want to send something that is to simple. What other info besides Renderings should i include.
