Here is one that I have b been working on. Odd client and very disorganized. A lot of rush and wait going on. If I didn’t manage it well I would have been full time on this for a month +, but I quickly nipped things in the butt.

These, the client picked all the furniture. I contracted with the realtor, but it got passed to the architect, which obviously didn’t see the contract; she sent me photos of all the furniture that she wanted. I didn’t charge for the furniture, but I should have.

That is a common scenario for me. My agreement specifies that custom furniture and fixtures may incur additional cost. My standard agreement for service is only two pages, but no one ever seems to read it
Did you model the furniture to match the architects supplied photos or were you able to find what was needed from turbosquid or other source.?
My contract is one page and also says that custom furniture modeling will be extra. Everything was modeled from photos that they sent.
I can usually model light fixtures, lamps, plumbing fixtures, tables reasonably well. Some unique finishes can take time. Modeling organic shaped stuff like upholstered furniture, getting realistic detail like fabrics wrinkies and proper texture mapping is not my area of expertise. I’ve done some but not nearly enough to be really proficient at it. It takes me way too long and the results are generally not as good as having someone who specializes in that kind of stuff do it.
I have outsourced,that to others and it went well. It’s been a while since i’ve needed to do that and I’m not sure the guy I used is still around. InteroVisuals. Way faster and better than anything I could do. My feeling is that even if I gained the modeling skills, I don’t have enough need/occasion to stay current enough to maintain proficiency.
i have directed some clients to search through turbosquid, using correct filters, to find stuff they like. That has worked OK. There is no way I can match the cost of buying pre made stuff from turbosquid or similar.
