Yes it's true that I have a real white (255) I will try to change this and send u the result,
for the render I choose Irradiance map for the first bounces and Lc for the Secondary.

The left part you refer to is simply GI light bouncing around. That is one of the lightest spots in your room, it's normal that it's a bit blown out. Lowering your white is a good idea in general (240 or 245 is already enough, 220 will be pretty dark already).
I would give that block a lower send GI value (vray properties). That will bounce off less light, clearing up that bright spot.
The right part of your problem could be due to big lightcache samples. What are your settings for LC and IR?
