Great progress with the rendering! The improvements that you've made throughout this thread have really made this rendering come together. My only comment is that a decorative rug under the dinner table could define the space and introduce a softer material to the scene. In reality, a rug would dampen the acoustics of the space as well.

I agree, all of my customers supply me with 2D CAD. The companies that have 3D Revit (or equivalent) abilities don't want to concede that their renderings and animations are not of the quality that can be produced from 3D Max. I don't have much experience with doing it, but I've heard that importing Revit geometry into Max is very bulky and cumbersome. It's harder to convince a client to pay a 3D artist to model a building a second time for viz purposes when it has already been modeled once by the architect for construction documents.

I wasn't happy with the floor, so I did some work to it. I think I am done

I did like the previous floor as well although it perhaps was a little busy. I would turn down the bump a notch though, with these narrower planks.

I thought I would render out some closeups.

I think this project is a huuuge step forward compared to your older interiors. Great image! The modelling looks really solid, but I think the difference is mostly in the materials... everything from the curtain to the wood and mosaik look very real to me.

I think it had a lot to do with the client. I had a lot of freedom with these last 5 projects. Currently, I am working on a church, and the architect is dictating every step. The view is awful, the sun is illuminating the side of the building, which is 1/16th of the building. Basically, this job is wanting everything in one view.... like a set of construction documents.

anyway, here is another one of the kitchen. I will render it again tonight because I applied the AO in post, and it is way to strong.

and horizontal right in the middle of the scene. "This is the view I want!", she says.

Lovely stuff. What'll be interesting is if you start having a look at bertrand's approach to breaking things up a little bit to add a little bit of humanity / wear and see where things go.

your interior renderings are very good bobby!!!....I like the dark wood on the kitchen, the lighting and the mood as well...something that it doesn't looks right is the floor, the joins look out of proportion, too separated in my opinion.
                        show me the money!!

I used the Floor Generator with a Multi-Material. Do you have an a example of what you would expect? I did some Google image searches, but I am not seeing what you are referring to.

I made a comment about it earlier, I think that either the distance between them is too large or the groove/bevel to deep. Some wood floors that are pre-sanded comes with a deep bevel, but the black 'grout' between is really only seen on very old floors.

usually the wood pieces are very tight, almost no gap between planks...Nicinus pointed it too! the material itself looks very good to me.
I think if you rotate the floor 90 degrees would look better as well...you need another wood piece where the stair starts and regarding the color that yellow is not the best option...maybe a lighter gray would go better there
