Here's one I am working on. This is the, "we don't want to pay 100 thousand for architecture fees this early", so we are working back and forth. I model a box and they mark it up with rough openings and stuff. So far, it's going smoothly. This is the small apartment. The development will have three sized apartments, a retail building, and a clubhouse.

they don't want to pay for design now....mmmmm so I predict that this project won't be anything alike the final project..... I've never seen a small building with that many garage doors.....Bobby your are going to get two projects in one. ( the initial idea and the final project)

This is the smaller of four apartment buildings. I think that they are just trying to build interest. I told them that I needed plans and elevation; they said that they'll get back to me. When they came back they said that it was too early to spend 100 grand in design fees.

I hope that you have a good agreement with them.....other wise they would consider this part WIP to be completed with they have the architects on board
