+1 for Unity
It may be easier to get nice graphics with UE straight from Max/VRay, but Unity can do the same graphics as UE, just takes a bit longer as there's no datasmith.
When the stuff is in Realtime however, it's loads easier to program and make the graphics actually do stuff in Unity, than it is in UE
VRay was not used at all. Unity did lightmaps. but it needed 1070 to run smoothly.
one hurdle I remember was video playback within the app. took a while to get it just right.
