Bios update problem

I'm trying to update my bios on mt Tyan s2877 to 1.06.

I created a boot disk in Win XP PRo but it will not let me run the bios. It tells me there is a HIMEM program running and tells me to exit. I have tried several times with no luck

Tyan's page says I need a Win 95/98 boot disk. I don't have either running on a computer anymore. How can I make a 95/98 boot disk in XP Pro?

I know this is basic, I've enver done this for a Tyan board before. Thanks!
