Need some grunge realism techniques for an old concrete wall

You could simply use a gradient ramp to mask the grungy textures in at the bottom, no need for a plugin (which will add to rendertimes, in case of richdirt, which is like Vray's AO, by now. It was unique five years ago or so...)Lele

You can certainly do it with VrayDirt used for masking, and mix in some Gradients, possibly use some texture displacement with Bercon.
But, it would likely be faster (and almost definitely a little faster to render) if you just painted some maps real quickly in Photoshop, or even used some photo maps as mattes, etc.
