    2. image 2 is a rendering of the IR map with low settings
    3. image 3 is a rendering of the IR map with high settings. Still getting light around columns at windows and interior columns bases.
also have a screen grab of the seetings im using. It does not show up in the light cache just ir map

I see you have check sample visibility ON but there may still be a chance that it's using outside samples. How is the geometry constructed, let's see a crossection of the floor and columns?

Thanks for replying trapezium. The model was constructed in Archicad 9 and imported as a dwg into max 7. Their are no gaps between the floor geometry and the walls and columns. I looked for that this morning all objects are solid geometry. Any other suggestions?????

might be worth removing the columns and remodelling them in max as a test to see if it's geometry related?

has the floor got any thickness or is it a plane?

In the Low preset, the Blur GI parameter is set to 32, which causes the light leaks. Setting it to 0.0 will fix the problem. Also make sure that your Secondary rays bias is 0.0 as well.

            Best regards,
