Basically, I import the object from the chaos cosmos browser into the scene and then add the edit mesh modifier to the object and then edit its vertices/remove something from it etc...
I dont know if this is the correct way to edit objects but this is what I've been doing for a while and never had issues til now.

It's ok.
An object imported from Cosmos, is imported as a proxy. That is, the object is visible in the viewport but the data is stored somewhere else outside of the max file. If you look at the properties of the proxy object in the scene, you will see a path to the proxies stored location. At render time, the proxy is loaded fully from this path into the scene memory. The whole point of proxies is to save memory and keep max file sizes down.
So the issue is it looks like you've edited the vray-proxy object, so when it comes to rendering and loading the stored object via the proxy, the geo doesn't match and you get said results. From experience, it depends on the object in question, and how much you edit it. Sometimes you can get away with just editing the proxy but most of the time not. If you want to make edits to objects from Cosmos, you need to click on the object (vray proxy) and click 'import as mesh'. It will probably import to world space 0,0,0 (which is annoying, I wish it imported on top of the proxy object like Corona). You can then edit the mesh correctly.

You can avoid importing the proxy at all, just select "show whole mesh" and then you'll be able to edit it as if it was a standard Max Mesh (f.e. with an Edit Poly/Edit Mesh modifier.)Lele
