is there some issue where when selecting this option it also renders out the lights in the scene with it?

I can reproduce the Light visibility issue with this file and will send a bug report to our developers. The issue seems to occur mostly on the first render in this setup and this can be used as a workaround probably. Just "Clear" the frame buffer after the first render completed or not.

what i did was i used selection set mode and it worked! so that one worked the best for backburner instead of render selected which was the only one that worked otherwiseArchitectural and Product Visualization at MITVIZ

Render Selected only works when rendering through UI, 3dsMax doesn't allow to keep the selection when file is closed and reopened.
