Spotlights not working properly

I have problems with the spotlights in my scene. They are supposed to look like on the second image but for some reason they look like on the first image. I haven´t changed anything in the scene, only the material of the house. Seems as some other light affects the spotlights or something but I don´t know. Extremely thankful for any help I could get.

Could you please share a simplified version of the scene where the issue is still reproducible, so we could take a look?

check if normal map is in correct color space
