Piotrus, thank you for your very helpful comments and advice. I did try to first get it right with just the vray sun/sky and a mid gray overide material as you describe. I increased the exposure up to where I started getting burn out in the hot spots.

I somehow had the understanding the skylight portals were no longer needed (wish this issue was more clear), so I did not place them in the windows. I'm going to do that and see if that helps. I have not tried putting the vray sky into a dome light. That's an interesting approach and I hop eto find time to experiment with that as well.

I think you are correct that because I am only using Vray GI enviro it's not effectively gettign the sky light into the interior. I will post an updated image here soon. Thanks again!!

I just did a test. I added vray plane lights set to sky light portal at each window. There is some difference from rendering without the portals.

With portals - more noise but 3x faster rendering time and a wee bit more light coming in, esp from the windows on side of the room from opposite from where the sun is shining in.

I will post update image soon.

Thank you so much piotrus for your valuable critique and advice!

Here is an update. I am embarrassed that I ever thought the previous was OK. I slightly moved the sun position. I added the skylight portals, that did not make a huge difference but did help and also cut down render time significantly. I increased the exposure about a half stop, that really helped.

much better. do not stop with exposure when the burnouts start popping up. go well beyond that and correct with highlight burn slider.

also don't bother with gray material - it will skew the light distribution most of the time, especially in interiors. if you need something like that try "lighting" override in VRay IPR viewport mode.

maybe try doing this space with two images? one towards kitchen and one sofas/fireplace. you are loosing focus here.
also - put this object into your scene (above the coffee table). it will help you get the shaders right: https://we.tl/t-ZE3bB7lD4M

Yes- two images would be better. The real estate sales person wants one that "shows it all". Thanks for providing that!

Here are a couple of updates per client comments. We are traveling for the next two weeks with intermittent access to internet so..I'll check back on this after we return. Thanks for your help!

Hey OPEN_RANGE, nice work! I know I am probably a bit late but my 5 cents would be to make sure that adaptive dome is on (I am still not sure if it is on by default). Also, I feel like wooden floor material lacks reflections (I know it is an old wood but still seems a bit off). Have a great day!

                          Hi Karol,

Thanks you for your comments. I ended up using vray sun/sky instead of the dome light. I also think the adaptive state is on by default. Easy enough to confirm.

I agree the wood floor might be better with a little bit of very blurred reflection. It is old distressed reclaimed flooring. I had it more vibrant in an earlier iteration and the client wanted it toned down. Took it down too much guess. Client is happy so.......

The background looks like you used the "Inception" effect.

                              Hi Flino,

I was unaware of the "Inception" effect. If I achieved that it was inadvertently. I did a lot of manipulation of the background. It was difficult to photograph, combined a fewyshots, had a lot of distracting elements to mask out, screened off some of it with trees that may not actually ever get planted etc. Definitely altered reality. Real estate sales/client is happy.

Inception is a movie where the reality was modified (bended streets and more weird things) ... The background is on a different scale, the horizon lines are not matching, it's not helping at all.
