A tubular render. However, I know its the modern thing to have a big flashy tv screen with surround sound cinema TXT blah blah blah, but it doesn't half create a dull space. What happens when the TV isn't on? I would stick my sofa so that it looks out over the water.
      Kind Regards,

hmm, ideal living room. I think considering the view, wouldnt you make the entire wall that faces the water operable glass ie stackers or bifold doors with remote control suncontrol either external louvres or blockout/screen rollerblinds so you can darken the room for viewing tv. plus i reckon the tv is too high up on the wall.
Timber floors always render awesome, nice gi/materials btw, im sure you could get the same result in 4 hours with lower settings.
