usually condos don't allow open fire ....and if they have it is not a portable one.(liability) ....showing something that they may not able to have could be a problem marketing wise

the background is not working well....the church on the right feels very close to the building, the building a cross the street give you the sensation that the street is not parallel and from the exterior view it is.... and the grading is not matching your rendering. The floor looks weird too, it looks like an interior floor...if it's real wood is not that tight (is ceramic that looks like wood?)

I would change the people...more like a couple that got the place and probably contemplating the view...it looks like the guy called an escort agency and He got what he wanted....the smile and the attitude is like tonight is my night bitch.

Here is the interior. Long render times (10hrs 3200 X 1800) and still not clean. I am using Irradiance Map Medium 100/50 and LC 1920. AA is 2/16 threshold 0.01

I would move the box with logs out of the way and I think the wood floor would be better if you rotate it 90 degrees.
take the side table out... and more sitting, a linear sofa does look weird... at least one more to distract the view from these two doors and other one at the opposite side.

I use multi floor and it's not supported. I'll try it with just a bitmap on the floor.
