I have a 22,000 square foot house to put a price on. Now, an architect might put a 3-7 % number on it, so why can't we price jobs the same way? What about a percent per square foot and the percent is based on complexity; let's say low, medium, high. Has anybody tried this and figured out something that makes sense? I worked for a high-rise developer and he would look at plans and be spot on for a cost; basically square foot and project complexity.

I've done images of 600sq ft courtyards that took more work than 15,000 sq ft office plates. thankfully we priced the courtyard higher than the office plate because we knew that was going to happen

that's where the complexity formula comes in, I guess. Instead of low, medium, high, maybe 1 through 10.
