• Lighting without precalculated GI

I was trying sketchfab, and im impressed at all the features you could do in realtime. like lighting,AO, AA,DOF,CA
materials, like metal, and Subsurface scattering. and annotations "different viewpoints"
But mostly the lighting system, models are lit by an hdri, or also a three point lighting setup.
But it doesnt involve time to precalculate the lights, and you could very quickly setup your lighting iterations.
for outdoor scenes that is, yet the model looks likes it has GI.
for interiors you still need too bake the lighting, but that process in 3dsmax is very intensive.
an example: but better examples/models on the website of prefab.

I know CL3VER, gets the ability too automatically bake lightmaps.
So hopefully for sketchfab or Unity also an option?
at least simpilify the baking of GI proces into the model?

and here an interior with vray baked lighting.
The idea was to work on a interior which could be done in a limited span of time, So i found a minimalistic sort of concept on the internet and that

That example is not a render, it's a bunch of photos converted into a 3D model, using photogrammetry and you wouldn't need Vray to create it

yes that example was indeed a scanned model, so i removed that link
I tried to get a reallstic real time render by rendering to texture using vray, 3ds max and marvelous designer.
I downloaded some free statues models from http://tf3dm.com .
I really liked the results, and Sketchfab is a very powerful 3d viewer so far.
I am working on a making of tutorial.

Just use lights and a vray ambient light. You ask for no prebaked lighting, then post a bunch of examples of prebaked lighting - I don't get it. I'm not sure what the actual request is here...
